Morgan-Keller recently began construction of the Ox Fibre Apartments located at 400 East Church Street in downtown Frederick. This project involves the adaptive reuse of the old Ox Fibre Brush Co. warehouse known in more recent decades as the Goodwill Industries of Monocacy Valley headquarters.
This 81,446 SF historic, 19th-century brick building will be converted into an affordable loft apartment building totaling 83 apartments across three floors. One, two, and three-bedroom apartments will be provided ranging in size from 500 to 1,400 square feet.
The Owner is a joint venture between Broad Creek Capital and Equity Plus LLC. The Architect is Antunovich Associates. Financing was provided by Maryland Community Development Administration, Frederick County, Capital One Bank, Redstone Equity Partners, and Chase Community Development Banking. Construction began in February and is expected to finish in February, 2021.
