This project, located in Frederick, MD involved construction of new 22,000 SF state-of-the art facility in an existing building to be used for office, laboratory, and manufacturing functions. Designed by Ewing Cole, the new space included three occupancies: B business (6,827 SF), F-2 factory (10,631 SF), and S-2 storage (4,518 SF). The building is composed of noncombustible construction, is fully sprinklered, and the three occupancies are non-separated. The facility includes all new construction located within the envelope of the existing floor slab, roof, and tenant demising walls.
Modavar Pharmaceuticals is a wholly-owned subsidiary of Indian pharma giant Cadila Pharmaceuticals. Modavar’s Frederick manufacturing facility is a pilot plant where the company will manufacture products under cGMP standards, study their stability, and simulate commercial manufacturing conditions. The new Frederick manufacturing facility expands Modavar’s BioHealth Capital Region (BHCR) footprint; the company’s U.S. headquarters is currently located in Washington, D.C.
